West End Avenue, Smethwick

Completion of the construction of 11 affordable homes (a mix of two, three and four-bedroom units), including all associated external works and infrastructure, for Sandwell Council. The works were undertaken following the insolvency of the original contractor.

The project is being delivered under a JCT 2016 Traditional Contract With Quantities. The scheme remains live on site, with a scheduled completion date of May 31, 2025.

At the time of possession, the site was in a partially completed state, with 9 of the 11 plots at various stages of oversite. Due to a 9-month period of inactivity, several of these oversites had deteriorated and required remedial works prior to progressing with construction.

The scheme utilises a traditional form of construction, consistent with the initial design intent and incorporates sustainable technologies, including- Solar Photovoltaic (PV) panels, aligning with the council’s environmental and energy-efficiency objectives.
